REAL ESTATE MEMBER
TERMS AND CONDITIONS
This Agreement contains the complete terms and conditions that apply to your participation as a Real Estate Member (hereinafter “RE Member”) in the Unitarian Universalist Referral Network, LLC. (hereinafter “UURN”) as used in this agreement, "you" means (and "your" refers to) the applicant seeking to participate hereunder in the UURN "we" means (and "us", "our" and "ours" refer to) the UURN.
1. Membership in the Network
To begin the enrollment process, you must submit a completed Membership Application and payment via our Web site or mail the application and payment to the address below. We will evaluate your application in good faith and will notify you of your acceptance or rejection in a timely manner. We may, at our sole and separate discretion, reject your application for any reason whatsoever. If your application is rejected, your initial membership payment will be entirely refunded.
2. Membership Requirements
To be a Real Estate Member one must meet the following minimum requirements: You must be a licensed Real Estate Professional that has closed a minimum of twelve transactions in the last three calendar years. Submit closing statements or a summary from your brokerage via fax as a part of your application.
Mortgage Brokers and Lenders
UURN is NOT a financial manager. You (all Mortgage Brokers and Lenders) must agree to hold harmless and indemnify UURN and its owners for any investment decisions you enter into. UURealty.com will provide only a general list of UU Lenders for Buyers to contact. Those Lenders are advertisers on the UURealty.com website. You (all Mortgage Brokers and Lenders) are responsible for any commuication and collaboration with those Financial Brokers or Lenders.
You must be a REALTOR®. REALTOR® is a federally registered collective membership mark which identifies a real estate professional who is a member of the National Association of REALTORS® and subscribes to its strict Code of Ethics.
You must have a license held with a Broker or be the Broker of record.
You must have paid your initial membership dues and to remain a member in good standing, you must pay your membership dues on or before your renewal date.
It is preferred, but not required, that you are a current member of a Unitarian Universalist Congregation or Fellowship.
3. Membership Benefits & Costs
RE Members may receive unlimited real estate referrals from website and phone inquiries in your Zone(s). Annual membership cost per RE Member is $120/year. Membership begins the date the application is accepted and is on a fiscal year basis.
4. Zone & Referral Distribution
Once your application has been accepted and payment received, the Primary Zones selected by the RE Member will be registered. If any of the Primary Zones selected are no longer available, the RE Member will be notified and given the opportunity to modify their selections. In addition Secondary Zones will be registered. These will be used any time Referrals are received in areas currently not assigned as a Primary Zone for a RE Member.
Once your Zones are registered, you may begin to receive Real Estate Referrals for Buyer(s) and/or Seller(s) in those Zones. There is no limit on the number of referrals you may receive in any one year.
- Three (3) Primary Zones per RE Member
- Six (6) Secondary Zones per RE Member
- No more than three (3) RE Members will be assigned to a Zone as a Primary Zone.
- Referrals will be rotated between the RE Members assigned to a Primary Zone.
Zones are areas of coverage that the RE Members conduct Real Estate transactions and will handle referral leads in those specific areas. Depending on the part of the Country you reside, Zones may be cities, towns, suburbs or counties. We recommend you use terminology that a Buyer or Seller would use when referring to relocating to the specific area.
For instance, if I were moving to Arizona, I might say “Scottsdale or more specifically North Scottsdale”. A RE Member may select either Scottsdale or North Scottsdale. Depending on how other RE Members selected their Zones, we will coordinate so that there are no more than three RE Members covering the entire Zone. Therefore, if one RE Member selects Scottsdale and two select North Scottsdale, we will only allow two specific South Scottsdale zone selections to be added.
5. Real Estate Member Responsibilities
RE Members agree to the following:
Agree to maintain your active Real Estate License.
Agree to check your email, fax & voicemail not less than once daily.
Agree to contact each Referral Customer within twenty-four hours upon notification.
Agree to enter into a Real Estate Referral Agreement within twenty-four hours of receiving a completed Referral Buyer/Seller Questionnaire and paying a 25% gross Referral Commission Rate* for each Referred Customer immediately following close of escrow.
Agree to update UURN and the Referring Company about the Referred Customer and the Referred Transaction(s).
Agree to contact UURN within twenty-four hours if you determine that you will not be able to service the Referred Customer.
Agree to contact UURN within twenty-four hours if you sever your relationship with your Broker of record or have your license suspended or revoked for any reason.
Agree to endeavor to market UUREALTY.COM within your UU Congregation or Fellowship, if any.
6. UURN Responsibilities
We will monitor and maintain the UUREALTY.COM website.
We will advertise UUREALTY.COM in the UUWORLD and other applicable print mediums, as determined by UURN Marketing.
We will inform UU Congregants through the Congregations & Fellowships.
We will retrieve and review all data submitted through UUREALTY.com within twenty-four hours.
We prescreen each Referral Lead and verify data received for accuracy.
We will send Referral information to one of our RE Members or a non-Member Real Estate Professional, if no RE Member covers that Zone.
We will first email and then phone the RE Member next in the rotation covering the specified Zone about a Referral notification.
If we do not receive a response within twenty-four hours, we will contact the next RE Member in the rotation or a RE Member with Secondary Zone coverage and send notice of withdrawal to the first RE Member contacted.
Once we have a RE Member agreeing to service the Referral, we will email a Referral Agreement to the RE Member and email/fax the lead information to the RE Member.
7. Inter-Network Referrals
It is required, as a part of the Network, that RE Members will encourage others to use this system, as it will benefit the entire network. RE Members submitting an existing client for UURN referral placement will be compensated as follows:
Clients referred to a UURN RE Member at a 25% Commission Rate* that will be split as follows; 5% to UURN Principal Owners & 20% to the Referring RE Member, or
If no UURN RE Member is available, a non-UURN REALTOR® will be the referral agent for a 35% Referral Commission Rate* which will be split 10% to UURN Principal Owners & 25% to the Referring Member.
The RE Member must submit proof of existing client relationships by submitting either a listing agreement for the sale of the Referral Client’s property or a Buyer / Broker Agreement.
8. Real Estate Commissions
All real estate commissions are specified on a Referral Agreement and are paid Broker to Broker. UURN is not a real estate Brokerage and therefore is not able to receive real estate commissions. The Principal Owners of UURN are both licensed Real Estate Agents with Arizona Realty One Group, LLC.
9. Term of the Agreement
The term of this Agreement will begin upon our acceptance of your UURN Membership Application and will end when terminated by either party. Either party may terminate this Agreement at any time, with or without cause, by giving the other party notice of termination. If RE Member initiates termination and has any open Referrals that have not entered into a Purchase or Listing Contract, RE Member shall forfeit those Referrals to UURN for redistribution. If RE Member has existing Referrals under either a Listing or Purchase Contract, then the Referral Agreement for each Referral(s) will remain in place and all commission(s) are to be paid as detailed on the specific Referral Agreement(s) upon contract completion(s).
10. Modification
This is a living document and subject to periodic, unannounced revisions at the sole and separate discretion of UURN. Notice of all changes will be delivered via e-mail to your address of record, and/or by posting on our site. Modifications may include, but are not limited to, changes in the scope of Zones, commission splits, payment procedures, and Network rules. If any modification is unacceptable to you, your only recourse is to terminate this Agreement. Your continued participation in the UURN following our posting of a change notice or a new agreement on our site will constitute binding acceptance of the change.
11. Relationship of Parties
Nothing in this Agreement will create any partnership, joint venture, agency, franchise, sales representative, or employment relationship between the parties. You are not authorized to make, or accept offers and/or representations on behalf of UURN.
12. Disclaimers
There are no warranties or representations, express or implied, with respect to the www.UUREALTY.COM website. In addition, we make no representation that the operation of our site shall be uninterrupted or error-free, and further we shall not be liable for the consequences of any such interruptions or errors.
13. Independent Investigation
I ACKNOWLEDGE THAT I HAVE READ THIS AGREEMENT AND AGREE TO ADHERE TO ALL ITS TERMS AND CONDITIONS CONTAINED THEREIN. I HAVE INDEPENDENTLY EVALUATED THE DESIRABILITY OF PARTICIPATING IN THE REFERRAL NETWORK AND I AM NOT RELYING ON ANY REPRESENTATION, GUARANTEE, OR STATEMENT OTHER THAN AS SET FORTH IN THIS AGREEMENT

This Agreement will be governed by the laws of the United States and the state of Arizona, without reference to rules governing choice of laws. Any action relating to this Agreement must be brought in the federal or state courts located in Arizona and you irrevocably consent to the jurisdiction of such courts.
* Under extreme market conditions Referral Commission Rates may be renegotiated at the sole discretion of UURN.
